Silicone Rendering: what you need to know
What it is
Silicone render is a thin-coat, through-coloured render applied over a prepared base. The silicone content makes the surface water-repellent, so rain beads off rather than soaking in. It comes in a range of colours and textures and does not need painting.
Who it is for
Homeowners wanting to modernise the look of their house, people with patchy or cracked old render, and anyone building an extension in blockwork that needs a finish. Commercial clients use it for clean, low-maintenance elevations.
When you need it
When existing render is cracked, blown or stained, when painted walls need repainting every few years, or when a new extension in block needs a finish that contrasts with or complements the house.
Why professional work matters
Render is only as good as the surface beneath it. Loose old render, cracks and the wrong base coat all lead to failure. Preparing the wall, using the correct base and mesh, and applying the finish in suitable weather are what make the difference.
The risk of waiting
What happens when render fails
Cracked or blown render does more than look tired. It can trap water against your walls.
Water getting behind render
Cracks let water in behind the render, where it cannot dry out, causing damp inside.
Blown and falling render
Render that has lost its bond can sound hollow and eventually fall away in sections.
Constant repainting
Painted render and masonry need repainting regularly, which adds up over the years.
Staining and algae
Porous finishes hold moisture and grow green and black staining.
Common mistakes to avoid
- Applying new render over loose or blown old render.
- Skipping mesh and base coats to save cost.
- Rendering in poor weather.
- Choosing a contractor who does not deal with the underlying masonry.

In detail
Silicone render in detail
Silicone render is used on new builds, extensions and existing homes. Here is how it works and where it fits.
How silicone render differs
Traditional sand and cement render is often painted, which needs redoing. Silicone render is thinner, through-coloured and water-repellent, so it stays cleaner and does not need painting.
Rendering over existing walls
Over brick, block or sound existing render, we prepare the surface, apply a base coat with mesh and then the finish. Blown or loose old render is removed first.
Rendering new extensions
Block-built extensions can be rendered rather than faced in brick, giving a clean contrast with the existing house. Because we build the walls too, the base is right from the start.
Textures and colours
Silicone renders come in different grain sizes and a wide range of colours. We will talk through options at the site visit.
Residential and commercial
We render homes and commercial buildings. Larger commercial elevations need planning around access and weather, which we build into the programme.
Silicone Rendering across Maidstone and Kent
We are based in Maidstone and carry out silicone rendering for homeowners and businesses across the towns and villages below, as well as wider Kent, London and the South East. Wherever you are, the process is the same: a free site visit, a written quote and the work led by Michael on site.
Guide
Is silicone render right for your home?
Good candidates
Silicone render works well on block-built extensions, houses with tired painted render, and properties where the owner wants a clean, modern finish. It can also unify a house where previous extensions and repairs have left mismatched brick.
When brick is better
On some period properties, or in streets where facing brick is the norm, a matched brick finish or careful repointing may suit the house better. We will give you an honest view at the site visit.
Looking after it
Silicone render needs very little maintenance. Keeping gutters clear and dealing with overflowing downpipes quickly stops water staining the surface.
Silicone render on commercial buildings
On commercial premises, a clean render finish improves first impressions and reduces ongoing maintenance. Larger elevations need scaffold planning, programming around the weather and consideration of how the building stays in use. We agree these details before work starts and discuss the proposed sequence and access requirements.
What preparation involves
Preparation is the biggest part of a good render job. Loose or hollow old render is hacked off, cracks in the masonry are repaired, and any failed brickwork is rebuilt. Beads are fixed at corners, window reveals and the base of the wall to give clean, straight edges and stop water tracking behind the render. Because we are bricklayers as well as renderers, any repairs to the wall underneath are done properly rather than covered over.
Weather and timing
Render needs dry conditions and suitable temperatures to cure. Rain, frost or strong sun on fresh render can affect the finish. We plan rendering work around the forecast and protect the wall while it cures, which is one reason timings are confirmed with your written quote rather than guessed on the phone.
Rendering around windows, doors and fixtures
Window sills, pipes, satellite dishes and lights all need detailing so water runs off rather than behind the render. These details are what separate a render job that lasts from one that stains and cracks around every fixing.
How quoting and payment work
Every silicone rendering enquiry starts with a free, no-obligation site visit and a written quotation, so you can see exactly what is included before deciding. On larger projects we take a one-third deposit to secure materials, and the balance is split across 3 to 4 stage payments agreed before work starts.
Who will be on site
Work is led by Michael Speller, a City & Guilds qualified bricklayer with NVQ Level 2 and Level 3 in Brickwork, with a core team of four. Where your project needs electrical or plumbing work, we bring in trusted subcontracted trades and coordinate them, so you deal with one contractor throughout. We hold public liability insurance.

How long does the job take?
It depends on the size of the house and the weather. Your written quote will include a timescale.
Can you render in winter?
Render needs suitable temperatures and dry conditions to cure, so we plan work around the weather.
Is rendering guaranteed?
Our published guarantees are 10 years on roofing and 5 years on paving. Ask Michael about terms for rendering at your site visit.
Do you render in Sevenoaks and Tonbridge?
Yes, as well as Maidstone, Tunbridge Wells, wider Kent, London and the South East.
